We have a specialist department to advise on a large number of building matters relating to commercial property. Our main area of operation stems from the sale and letting of commercial buildings, and therefore primarily comprises the preparation of building condition reports, which can take the form of a full survey or specific defect report.

The importance and understanding of repairing obligations in leasehold transactions provides the basis for our extensive role in the preparation of Schedules of Condition and Dilapidations and we work closely with clients to maximise their particular requirements with the preparation of practical and cost effective reports, and the successful conclusion of negotiations.

We also liaise with allied professionals such as solicitors and other connected parties to ensure at all times that the clients interest is fully protected and understood.

The changing market has seen a significant rise in awareness and importance of dilapidation claims which is a particular area of specialisation by the firm. By dealing with these matters on a realistic and practical basis we have been able to obtain excellent results over recent years.

We also undertake reinstatement valuations and analysis of building costs and can also provide separate advice on licence for alterations and other related matters.
