Asset Management

BA Commercial take a pro-active approach in identifying opportunities to maximise rental income and will advise on value enhancement initiatives. This includes lease re-gearing, change of use, funding alterations, surrender and renewals.

Our team are experienced in identifying opportunities to add value. Strong communication links with occupants can feedback to clients whether the businesses are expanding or retracting assisting in rental income forecasting to enable a clear investment vision.

Data Management

We use TRAMPS’ market-leading property management accounts package, which enables us to produce rent, service charge and VAT reports in a wide range of formats. We use an invoice scanning and approval system, which brings a high level of automation and efficiency to purchase ledger. Supplier invoices are paid within eight days on average, which is well received by suppliers, who in some cases offer up to 5% discount for prompt payment. This leads to lower service charges and therefore occupational savings, ensuring best value for tenants.

The RICS Professional Statement, Service Charges in Commercial Property guarantees best practice, uniformity, fairness and transparency in commercial Property Management, the administration of service charges and management of common parts.

Green Property

At BA Commercial we are a forward thinking company that is conscious of our corporate responsibility and is moving towards a green portfolio which considers its environmental impact as well as all aspects of legislative change which may affect your investments value. In procuring energy supplies all of our clients are offered Green Energy alternatives, and to date over 80% of our portfolio is derived from renewable resources.

We work closely with our clients to ensure compliance with current regulation and provide strategic advice on works required to meet future changes in the Minimum Energy Efficiency Standard thus protecting asset value.
