NEW USE FOR OFFICE BUILDINGS

Gareth Williams at BAC’s North Wales office kicked off 2021 with the completion of the sale of two Rhyl office buildings where, with the focus of office demand now being on the A55 business parks, traditional ‘in-town’ locations and buildings now often need to find alternative uses.
LLys Anwyl , an 11,160 sq ft office building (which Gareth, coincidentally, had been instrumental in its 1990 pre-let development) has been sold to Denbighshire County Council who have obtained planning permission for its conversion to residential apartments.
At 64, Brighton Road, a 26,715 sq ft early 1970’s one time DHSS building ‘of its time’ sold to Healthcare specialists who, after a long planning battle, obtained consent for change of use and conversion to a private hospital.
Sale prices for each transaction have not been released but, in marketing, guide prices had been £650,000 and £950,000 respectively.
